Ease of lining up settlement and possession
By selling privately it is much easier to line up the settlement and possession of both properties. This is simply done by us providing you, the seller, with a settlement as soon as 7 days if you have found another property you want to buy, or up to 12 months if you need to look for your next property. When you find that next property you have the flexibility of bringing settlement and possession dates forward to line it up with the settlement and possession of your new home.
We will settle when we say we will
We guarantee to settle on the day that we agree. Some people will not settle when they say they will, and this can be a problem when you are trying to line up a settlement for your next property.
We won’t ask for a discount just before settlement*
We will pay what we have agreed to pay and won’t lowball you just before confirming on the property. This is a tactic used by some to get a discount on the property knowing that you often have to run with it because you have to sell to settle on your next property or for some other reason. * The exception to this is if we find something “major” with the property. Examples of this would be foundation damage, unconsented building work, contaminated land and moisture problems.
We won’t have our offer fall over on finance
